The rate of late mortgage payments dropped in the first quarter for the first time since 2006, according to credit reporting agency TransUnion.

The 60-day delinquency rate, considered an indicator of future foreclosures, slipped to 6.8 percent, from 6.9 percent in the fourth quarter of 2009. That was the first decline after 12 consecutive quarters of steady increases, TransUnion said.

In the Lehigh Valley, the first quarter mortgage delinquency rate was 6 percent, unchanged from the previous quarter. That's below the national rate but higher than Pennsylvania's rate of 4.6 percent.

TransUnion measures the rate using mortgage payments that are 60 days late, or two skipped months. The figure is considered an important indicator of likely foreclosure, because of the difficulty someone in financial distress would have coming up with three payments to bring their mortgage current.

Historically, mortgage delinquencies hovered around 1.5 or 2 percent.

MY, my.... over 4.3 million foreclosures in the last year, not counting those from previous years. That's a bunch! Why weren't you able to forecast the coming doom? My local RE agent did..... way back in 2006.

My BIL architect living on the east coast said his orders went way down towards the middle of 2007 and was on par with the rest of the industry. I wonder why that world renown architect and compassionate conservative Mud Boy Slim didn't feel compelled to clue the rest of us in.

Why didn't I 'forecast it'? Simple. I don't have a problem paying mine, my friends that have mortgages don't have that problem either.

Lot of postes were saying in 06 and 07 this was happening, but I didn't know enough about the insane lending practices of Freddie and Fannie, and didn't pay enough attention to what congress was forcing the banks to do with lending to specific minority groups.

My RE out here wasn't dealing with the kind of mortgages, or situations, 'out here' in rural Ohio others deal with in urban areas.

I can see NOVEMBER from my House....
