I had a friend who built a "Earthship" several years ago in the New Mexico mountains,and everything he had was either powered by 12 volts or propane. It cost him practically nothing to heat or cool the house because they have walls over 4 feet thick make out of adobe and old radial tires laid like bricks.
His biggest problem was in was NM,and he had to use a cistern for water.
Well,that and getting on and off the mountain in the winter when it snowed because the state didn't maintain the road.
