No just a difference of opinion thank you. My predictions came true too. The first election in my lifetime where voters said they were voting against the party ticket presidential candidate by voting for the vice presidential candidate. And they thought it made sense too. And when you asked them for their candidate's stance on the issues all they could muster was a big fat duhhhhh.

A real estate friend told me in late 2007 that that would be coming, from all those mortgages to illegal aliens promised by Bush during his March 2005 North American summit, with no credit checks and very little down. He said his average house sale then was to an illegal.

Most non bank no income verification loans required a payment history verification regardless if there was a credit check or not...in other words, a person seeking an alt-a would have had to have provided a proof of residency through cancelled checks or rent receipts along with a years worth of utility bills or credit card payments. They didn't just "give" the loans on a signature. Banks, for a first mortgage, required income verification regardless of credit quality but what got them into the limited trouble that they were in was that they would allow a first to be 125% LTV...banks actually began to cut back on lending in 2006... Most homes in foreclosure from alt-a's, btw, are in fairly opulant areas...North Naples for one...these were second or spec homes that the "owners" just walked away from... If you look at default statistics, the % of low income defaulters has not increased at any number that would be significant to defaulters in general. Have low income mortgage holders defaulted at a faster rate? Of course...they have a lower savings/asset rate. But the acceleration of defaults among the lower income levels is not at any degree higher than it has been in previous downturns...

I was warned by a poster on another site back in 05 this was coming, didn't believe it. I didn't understand what Freddie and Fannie were doing to be honest. But to suggest this was due to Bush and illegals...sorry, that dog won't hunt. It began in the mid 1980's, was made worse by Barney Frank and Chris Dodd in the mid 1990's, and as late as July of 08 Congressman Frank was STILL saying 'they are good financial investments' meaning Freddy and Fannie. Over a trillion was lost due to the federal government, specifically congress's, handling of these two entities.
